TIPS FOR THE

General Interior

Light Bulbs

Replace any burnt out bulbs, please try and match the bulb temperatures with like bulbs. 

Cords / Plugs / Devices

Unplug / remove and or tuck away any excess cords, USB chargers, lamp cords, remotes, that may be a distraction. Turn off TVs and computer screens.

Vacuum

A fresh pass with the vacuum and a dusting of hardwood floors will freshen things up.

Windows / Doors

Clean any windows and or doors that need a touch up to remove dust, debris or fingerprints or animal noses.

Ceiling Fans

Dust and turn off any fans for the duration of the shoot. If we are capturing video we will turn them on during the video portion of our shoot.

All Light On

Upon our arrival we request that all lights be turned on, including lamps and fixed lighting. Also don’t forget about under cabinet lighting if you have it!

TIPS FOR THE

Kitchen & Dining

Countertops

Keep them clear, less is more in the kitchen. Remove any items to declutter counter tops.

Trash Bins

Remove or hide any trash bins or recycling, tuck away in the pantry, under cabinets or place in the garage.

Dishes / Food / Towels

Remove dishes or food from sink and or countertop. Including dish racks and hand towels.

Refrigerator

Declutter any excess magnets, papers, or pictures. A good wipe down also helps to remove any finger prints or smudges.

Table / Chairs

Tidy up the dining table and chairs, remove any excess décor or clutter.

Cabinets

Clear away any clutter, arrange any décor and give it a fresh dusting.

TIPS FOR

Bedrooms

Beds

Make all beds and straighten pillows, throw on a flat sheet or bed skirt to hide items under the bed.

Nightstands

Declutter or remove items from nightstands including medical devices (CPAP), medications, drinks, and lose items. Also check bulbs in lamps.

Closets

Generally we do not shoot the closets in most rooms, however if they are large, clean, and tidy we may take a few shots. If you wish to not have photos take of you closet just let us know.

Dirty Clothes

Remove or hide any dirty clothes or laundry baskets that may be visible.

Toys / Games

Chances are the kids may have a few more toys than we remember, the fewer visible the better.

Sleeping

We know it is tempting to call it quits and take a nap with all this cleaning going on, but hang in there, we are almost done.

TIPS FOR

Bathrooms

Toilet Seat

An oldie but a goodie, You’ve probably heard it before, “Put the toilet seat down”
Well, we want to continue that tradition!

Shower

If you have tile work that needs it’s time in the spotlight, declutter the shower by removing shampoo/bodywash bottles, loofahs, razors, etc.

Countertops

Clear countertops. Remove lotion bottle, toothbrushes, medications, personal supplies, etc.

Towels

Replace previously used towels with some fresh ones. Minimize how many towels are visible.

Toilet Paper

Our focus is certainly not on the toilet paper. But, it’s visible at times, we try not to show it, Try throwing on a a fresh roll.

Declutter

It really helps to declutter smaller bathrooms to help keep the space feeling open and fresh.

TIPS FOR THE

Exterior

Vehicles

Remove any vehicles from the driveway, or carport parking, we also suggest parking away from the home in the event we are capturing aerial images.

Garbage / Recycle Cans

Relocate garbage and recycle cans into the garage or hide them from view.

Lawn / Landscape

Mow lawns, trim scrubs/trees, weed if necessary. Clear flower bed of debris.

Pool / Hot tub

Clean pool / hot tub and clear of any debris, remove automatic cleaning equipment if any.

Patio / Balcony

Arrange any furniture, remove grill covers, sweep or use a blower to remove any debris. Open and extend shade umbrellas.

Garage

We do not usually photograph the interior of garages, unless specifically requested, please make sure it’s tidy and the doors are closed.

Miscellaneous 

Amenities

Please be sure to indicate to your Realtor® and us if you would like certain amenities to be captured and that we will have access to them.

Pets

Ensure that all animals are secured in a different location during the photoshoot. Move any items like water/food bowls, litter boxes, cat trees, toys, etc

Staging

Add some touches of color, some throw pillows or maybe some plants in the space to dress it up a bit.
